Riverside Park – West Gosford

Riverside park Gosford West

At the gateway to the Central Coast, Riverside Park is a premier business park development, blending business and commercial precincts to create the ultimate inspirational workplace setting.

Located on the Central Coast Highway, Gosford West and with over 58,000 vehicles passing by the entrance daily, Riverside Park offers easy access, ample car parking with 263 car spaces in Stage 1, and has been designed with space and lifestyle in mind.

Local Developers headed by the Gibbens Group are continuing to invest in the West Gosford area with the development of Riverside Park. The total Riverside Park site area is over 100,000m² and is expected to be developed over the next 5 years.

Trehy Ingold Neate was involved in the preliminary investigation of the development potential of the site, detailed site survey, property matters advice, preparation and facilitation of the development approval, including various subdivision applications involving Torrens, Community Title and Strata subdivision resulting in the issuing of Certificates of Title at the Land and Property Information Office.

Mariners Centre of Excellence – Bryant Drive, Tuggerah

Mariners Centre of Excellence before and after

The Mariners Centre of Excellence at Bryant Drive Tuggerah is a state of the art recovery base and training centre for the Central Coast Mariners Football team and the Central Coast Community.

Development of Stage One of the Central Coast Mariners Centre of Excellence includes the construction of a ten court 5-a-side Soccer Centre, an Aquatic and Hydrotherapy Centre, a tournament sized football field, an Amenities Block, as well as associated infrastructure.

When fully finished, the Central Coast Mariners Centre of Excellence will feature:

  • Two full-size football field and a grandstand for up to 3,000 fans
  • A function, event and reception center for club and community use
  • Up to ten all-weather sports courts for 5-a-side soccer and other sports use
  • A heated aquatic and hydrotherapy center for community use
  • A gym and fitness centre for community use;• Facilities for delivering educational learning programs
  • A sports medicine centre
  • Amenities and car parking facilities and an upgrade to the Wyong Road Roundabout

Trehy Ingold Neate have been on site since 2009 when the initial detail survey was undertaken. Since then a number of plans relating to subdivision, consolidation and titling of the site have been prepared. Engineering set out works for construction and works as executed surveys on completed works have been undertaken to facilitate the development of the Centre of Excellence.

Pine Tree Lane Terrigal

Pine Tree Lane Terrigal architectural renders

A mixed use development consisting of commercial, retail and residential development enjoys a prime, high exposure beachside location at Terrigal, in an up-market new retail hub.

Trehy Ingold Neate have been involved with the Pine Tree Lane development since 2001, when the initial detail and topographic survey of the site was undertaken. Since then our involvement has included concept engineering design for Development Application and Construction Certificate purposes, location of services, engineering set out of buildings, preparation of preliminary strata plan, stratum plan and final strata plan for registration at the Land and Property Information, preparation of a Statement of Environmental Effects for a land subdivision, liaison with Gosford City Council and various sub consultants, including architects, structural engineers and the like.

In addition to commercial and residential, Pine Tree Lane offers a selection of stylish retail spaces for lease. These brand new retail shops range from 50sqm up to 400sqm and present an exceptional opportunity to launch a range of ventures from cafés, restaurants to wine bars and specialty stores. The site offers abundant outdoor dining areas, excellent exposure to passing pedestrian traffic, tenant parking and dedicated loading, recycling and storage facilities.

Trehy Ingold Neate’s involvement in the development will continue until the expected completion in late 2016.

Gosford Hospital Redevelopment

Gosford Hospital redevelopment

Gosford Hospital is the principal referral hospital and regional trauma centre for the Central Coast and is currently undergoing a major redevelopment as part of the NSW government allocated 1.8 million dollars for the planned expansion of Gosford and Wyong hospitals.

The upgrades include new emergency departments and expanded intensive care units, bigger operating theatres, mental health expansion and more beds for medical services.

Trehy Ingold Neate have been involved with ongoing works at Gosford hospital since 2001 and have worked with many construction and civil contractors during this time.

We are currently integral members of the redevelopment team at Gosford Hospital and are in charge of the detail survey of the existing buildings and preparation of digital CAD plans for facilitation of the design of hospital redevelopment.

Our involvement has also included preparation of drawings for area of access to the Emergency department, location and level of the tunnel, provision of drawings to consultants and Public Works Department in both hard copy and digital format, obtain additional levels on carpark floor and ceiling adjacent to mortuary area, attendance at a site meeting and establishment of a benchmark for medical gases early works, calculation, survey and marking of proposed construction fence, briefing, engagement and supervision of services location contractor and the provision of digital files of detail drawing to Engineers Consultants.

We have enjoyed our ongoing involvment with the Hospital and look forward to our continued association.

  • Review and update original Topographic Survey, including coordination of full DB4YD services search and location. Survey was extended to also include the old Mental Health building and other hospital properties on Holden St to be included in the Health and Wellbeing Precinct. Survey and verification of existing digital floor plans of the entire hospital footprint. (2010-2014)
  • 2016 – Construction of the 11 storey Hospital Extension commences. Engaged for Setout Surveys by the Head Contractor (Lend Lease), plumbing contractor (AXIS Plumbing), electrical contractor (STOWE), piling contractor (Wagstaff Piling), concretor (De Martin & Gasparini) & civil contractor (Archos).

TIN services used: Topographic and Hydrographic Survey, Volume Calculations and Dredging Planning

Summary of works:

  • March 2015 - Pre-dredging survey of the beach North and South of The Entrance Channel mouth and of the channel floor to The Entrance Bridge. Specialist hydrographic (sonar) survey equipment was utilized. Initial surface modelling to allow for volume calculations post dredging.
  • June 2015 - Re-survey post large storm event. Dredging had not been started.
  • Coordination of Dredging Runs
  • January 2016 – Survey post-dredging of the beach areas and channel floors to confirm volume moved and final levels.

Neville Close Precinct – Bateau Bay

Housing NSW has engaged Trehy Ingold Neate to undertake the subdivision of existing housing estates presently tenanted in the Neville Close Precinct.

Our planning and management services span the duration of the project, incorporating preparation of concept design layouts, and final report, negotiation with service authorities, civil design, construction, subdivision and creation of individual lots. Our initial report reviewed by Housing NSW, Council and the Community presented four plans for consideration. All options presented solutions to the construction of new public roads for improved traffic circulation and the reinstallation of all essential services.

Valhalla Village – Chain Valley Bay

Trehy Ingold Neate oversaw the extension of a well-established caravan park in Chain Valley Bay, after an initial Development Application for 258 new residences was denied. Valhalla Village Pty Ltd approached Trehy Ingold Neate asking they pursue Development Consent through the Land and Environment Court. After a successful court appeal, our team continued with the project and saw it to completion. Along the way we obtained all other relevant consents from government agencies, preparation of development application documentation, expert witnesses for the Land and Environment Court, and the preparation of Construction Certificate Plans. This collaborative team approach to total project completion ensured smooth success for our client Valhalla. The caravan park now accommodates an additional 166 permanent dwelling sites.

Shopping Centres

Stockland Bay Village – Bateau Bay

The Stockland Property Group required a combination of specialist services from Trehy Ingold Neate for the construction of Bay Village shopping centre. Our team coordinated the comprehensive planning and lodgment process from end-to-end, bringing the development to its full potential. This involved several extensive sketches of the new boundary locations, all necessary Development Application documentation including a Statement of Environmental Effects, and engineering plans for public road widening. In the final stages we undertook the preparation of the final plans for lodgment and registration with Land and Property Information.

Westfield Shopping Centre – Tuggerah

Westfield Tuggerah is a two-storey shopping centre comprising 245 stores and 82,000 square meters. Trehy Ingold Neate provided specialist land surveying and civil design services for Westfield Design and Construction, requiring superior equipment and expert knowledge from our teams. The large-scale project involved a total development assessment for a prepared plan of subdivision and the issuing of a Construction Certificate. The development assessment detailed the location of proposed pavement treatments, pedestrian refuge and stormwater management. Our surveyors also determined marks for external boundaries, the centre building and escalator pits. The construction of Westfield Tuggerah is now recognised as a catalyst for the commercial redevelopment of the greater Tuggerah/Wyong area.

Wyong Plaza Redevelopment – Village Central Wyong

Trehy Ingold Neate played an integral role in the nationally recognised remodeling of Wyong Plaza and subsequent resurgence of Wyong’s Central Business District. Our team of specialists undertook several niche tasks for the Walker Group Construction project, from the initial surveying of floor levels and ceiling heights for redevelopment, to the production of a construction works safety plan and method statement. More specifically, our work included the measurement, calculation and preparation of sketches of the lettable area of the various tenancies using the Lettable Area of Premises definition. Over 390 jobs have been created as a result of the redevelopment.

Tuggerah Supa Centa

The work commissioned by Tuggerah Business Park Pty Ltd required a holistic approach incorporating all five of Trehy Ingold Neate’s specialist departments. The team prepared several comprehensive engineering plans for the successful acquisition of a Construction Certificate and subsequent construction of pavement treatments and stormwater management. Our surveyors calculated the Gross Lettable Areas for the client’s lease purposes and also provided internal and external dimensions for the centre’s hardware house. We completed the body of work with an Identification Survey Report for the Supa Centa building.

Goulburn Marketplace Redevelopment

A & A Lederer Pty Ltd engaged Trehy Ingold Neate for the preliminary surveying of the $28 million Goulburn Marketplace Redevelopment. The team carried out three comprehensive detail surveys, providing fundamental information on the existing land, buildings and commercial lots. We also carried out a detail survey of the proposed redevelopment area, advising and facilitating the development of cost-effective and efficient construction.

Imperial Shopping Centre Gosford Redevelopment

The redevelopment of Imperial Shopping Centre forms part of Gosford City Council’s extensive refurbishment plans for the entire CBD area. Trehy Ingold Neate was engaged in the early stages of the redevelopment, conducting the initial surveying of the interior and exterior of the existing Imperial Shopping Centre building. We surveyed the location and immediate surrounding area of the shopping centre for the submission of a Development Application to Council. We also carried out a detail plan of the both the existing and prospective carpark area.
